This bylaw amendment was proposed by the District's Housing Committee as a way to provide alternate housing opportunities and flexibility for another type of dwelling unit, specifically Tiny Homes. Notice of Public Hearing
Pursuant to Section 466 of the Local Government Act R.S.B.C. 2015, Chapter 1, notice is hereby given that council for the District of Elkford has scheduled a public hearing to hear representations of all persons who believe that their interest in property is affected by proposed District of Elkford Zoning Bylaw No. 737, 2013, Amendment Bylaw No. 876, 2022.

Details of Zoning Amendment Bylaw No. 876, 2022
Applicant:
District of Elkford
Applicable Properties:
All properties within the District of Elkford where Coach Houses are permitted.
General Purpose:
This bylaw amendment will permit Tiny Homes to be used as Coach Houses, a type of accessory dwelling unit in the Zoning Bylaw. Tiny homes would have to be placed on permanent foundations, connected to municipal services, and meet the other requirements of Coach Houses (see section 2.19 of District of Elkford Zoning Bylaw No. 737, 2013), such as displaying a property address and providing an access pathway.
Specifically, this bylaw amendment will:
Amend Section 1.1 (a) by removing the definition of Coach House and replacing it with:
Coach House means an Accessory Building used for the purpose of accommodating a Secondary Suite, subordinate and detached from the Principle Single-Unit Dwelling on the same Parcel, including Tiny Homes.
2. Amend Section 1.1 (a) to define a Tiny Home as follows:
Tiny Home means a Dwelling Unit constructed to CSA A277, CSA Z240, CSA Z241, or CSA Z240-RV standard which is placed on a permanent foundation complying with the B.C. Building Code and has a Gross Floor Area of 47 square metres or less, and is not a Recreation Vehicle.
